CORONA VIRUS PRECAUTIONS

During this current pandemic we at Coast Inventories are taking all the recommended precautions when carrying out inventories and checkouts. Periodic Inspections have now started up again but we are encouraging the tenant to be out of the property whilst the inspection is carried out.

Of course, face coverings and gloves will be worn at all times and hand sanitiser used as required.

A good inventory is about so much more than just what is held in the property.  I’ve seen many an inventory that literally reads as a shopping list of items inside – table, oven, washing machine…

At its best, it’s even more than just about the condition, cleanliness and to prevent disputes. It will show proof that mandatory compliance requirements such as smoke alarms, carbon monoxide detectors, fire extinguishers etc are in place and tested at the start of the tenancy.

A comprehensive inventory will stand up to insurance company claims and HMRC scrutiny of self assessment records.

For example a fridge freezer or oven that needs to be replaced will be described by brand and type with an additional photograph showing the model and serial number with a secure digital audit trail.

It will also show that an agent or landlord is being pro-active about the safety of their tenants and complying with regulations – which in turn will lead to a positive relationship from the start.
